After years of planning and working cooperatively with Wollondilly Shire Council, work will be commencing shortly to upgrade the facilities and infrastructure of Oakdale Caravan Park.

The objective is to provide quality affordable housing to the over fifties demographic, in a peaceful and secure community.

The new name of Oakdale Residential Village will reflect the future operation of the business primarily as a Land Lease Community, although there will remain a limited number of short-term sites.

Land Lease living is increasing in popularity with many people seeing the benefits of owning their home but leasing the site on which it is located. As land is an expensive component of any property purchase, it provides an affordable housing option, which in the case of downsizing, releases funds for other purposes. The Residential (Land Lease) Communities Act 2013 provides protection to the homeowner and the community operator, primarily through the signing of a Residential Site Agreement.

Other advantages of Land Lease living include:

  • No stamp duty on purchase
  • No council rates or strata levies
  • No exit fees when selling, any capital gain is yours
  • Protection of a Residential Site Agreement for the term of the lease
  • You pay a weekly site fee, which in certain circumstances may be offset by government rental assistance
  • The security, lifestyle and sense of community

Upgrades will include:

  • Demolition of the fibro dwelling at the entrance
  • New community room for residents
  • A new laundry and BBQ Shelter
  • Installation of a swimming pool (subject to Council approval)
  • Sealed internal roads
  • Security gates
  • Extensive landscaping

The business will be offering a limited number of sites of varying sizes which would suit either one-, two- or three-bedroom modular homes. An open day at the Village at 1458 Burragorang Road Oakdale will be held on 26 June 2024.
